The Hotel Unit Owner recognizes the updated revenue split is a meaningful change and appreciates that unit owners have questions. The new structure is designed to ensure the long-term success for all parties while ensuring the continued competitiveness of the rental program. We remain committed to delivering strong returns for participating unit owners and believe the program offers substantial value, particularly because the Hotel Unit Owner will cover the full cost of unit renovations, at an expected cost of more than $50,000 per unit. We believe that creating a consistently elevated luxury experience is essential to repositioning the hotel, strengthening demand, and unlocking higher room rates that we anticipated can meaningfully increase revenue for participating unit owners.
We plan to announce the new brand affiliation shortly which we anticipate unit owners will view as a strong repositioning of the hotel. Contrary to what may be said by off-site rental program operators, our expectation is that participation in the on-site rental program will be the key to enhancing the profitability of your unit. Having said this, unit owners who do not wish to participate under the new terms may opt out by providing notice to the Hotel Unit Owner by June 30, 2026. Please note because renovations are coordinated through bulk purchasing and contractors working across multiple units simultaneously, this offer is available only during the current renovation cycle.
After almost two decades of partnership, the Hotel Unit Owner has provided notice that the current management agreement with Marriott will conclude. Marriott has been a valued partner in establishing this property as a premier luxury destination, and we are grateful for the role they have played in its success. The Hotel Unit Owner is finalizing plans for the property's next chapter. As part of this transition, accommodations for overnight guests are anticipated to be discontinued August 19th. Certain services and amenities at the property, including Residential Services, are expected to continue during this transition. The Hotel Unit Owner will share additional details with owners as they are confirmed.
Because the Hotel Unit Owner is funding the full cost of FF&E and OS&E upgrades for participating rental units, the Reserve Fund balance will not be used towards the renovation costs and will be carried forward for the benefit of the unit owner. If you have questions about your specific Reserve Fund balance, please contact us using the form on this portal. Please note that the Reserve Fund balance will be returned to the unit owner upon the sale of the unit or if the unit is withdrawn from the rental program.
As previously shared, Marriott’s final day of management is August 19, 2026. Following that transition, the hotel is expected to operate under an exciting new brand, which we anticipate announcing soon. As is standard with luxury brand transitions, the hotel will need to complete renovations to meet the brand’s standards before reopening.
We are working closely with the anticipated incoming brand on the property improvement plan, including the FF&E and OS&E enhancements for units participating in the rental program. We currently anticipate renovations beginning in November 2026. As plans continue to be finalized with the brand and contractors, we will keep unit owners informed with updated timeline projections.
After Marriott’s departure, unit owners may occupy their units for their own personal use, provided there are no existing guest reservations in place at that and the unit is not then undergoing interior renovations. Please note that no new hotel reservations will be accepted for your unit until the new brand determines the grand re-opening date.
To help unit owners plan ahead, we expect to provide approximately 30 days’ advance notice before a unit’s renovation period begins. Throughout this process, we remain committed to clear, timely communication and will continue sharing updates through this portal as milestones are confirmed.
Unit owners who elect to terminate their participation in the Rental Program on or before June 30, 2026 may apply to re-enter the program at a later date, subject to Hotel Unit Owner approval and the terms and conditions in effect at that time. Re-entry is not guaranteed. Unit owners seeking to re-join the program will be required to meet the brand and renovation standards in effect at that time, including any FF&E or OS&E requirements. Any costs to bring the unit into compliance will be the responsibility of the unit owner and may be subject to the availability of the FF&E and OS&E package being installed in the units that remain in the program. We strongly encourage unit owners who are considering opting out to reach out to us directly before making a decision, so we can address any specific concerns.

The Hotel Unit Owner is planning an extensive renovation of the Hotel Unit at 2201 Collins Avenue, which includes upgrades to shared amenities such as the lobby, pool, pool deck, and gym. The renovation will bring in exciting new food and beverage partners. It will also encompass other portions of the Hotel Unit, including elevators and common corridors. The goal is to further elevate and upgrade the property to continue to be a premier luxury destination. We will share specific details about the scope of changes as the design is finalized. As plans are confirmed, we will provide additional information through this portal, including phasing details so that owners understand which areas will be affected and when.
While it has not yet been finalized, the vision is to elevate what is already a world-class luxury property with upgraded finishes, reimagined amenity spaces, and a more refined residential experience throughout. We have shared some early concepts and, as the design comes together, we will share it with all owners.
The start date will be confirmed once permitting and contractor coordination are complete. We will provide updates to all owners as project timelines are confirmed.
The Hotel Unit Owner is funding the renovation of the Hotel Unit and all Shared Components, including the lobby, pool, gym, pool deck, and corridors. The cost of renovations to these areas will not be passed on to Residential Unit Owners.
The Hotel Unit Owner is still evaluating how the renovation may affect Shared Costs. Assessment levels are being reviewed and may be adjusted to reflect changes in operating costs. We are committed to ensuring continuity of essential services to residents, including mail delivery, valet, and trash pickup, throughout the renovation. It is possible that some costs may decrease during the renovation period as certain amenities are temporarily unavailable. Under the governing documents, Shared Costs remain the obligation of all Unit Owners regardless of whether particular amenities are temporarily out of service. Additional information regarding assessments will be provided as renovation plans are finalized.
Yes. Property taxes are assessed by Miami-Dade County on individual units and remain the responsibility of each Unit Owner regardless of renovation activity at the property. The Hotel Unit Owner does not have the ability to adjust or waive individual Unit Owners' property tax obligations.
The bars, restaurants, and other food and beverage operations at the property are part of the Hotel Unit and will also be undergoing exciting renovations.
No. The renovation does not alter the ownership structure of the condominium, the governing documents, or the respective rights and responsibilities of the Hotel Unit Owner and Residential Unit Owners. The Declaration of Condominium and all related governing documents remain in full force and effect.
We are committed to maintaining essential residential services throughout the renovation, including mail and package delivery, trash pickup, and valet parking. Residential Unit Owners will continue to have access to their Units during the renovation. Because the Hotel Unit Owner plans to renovate, certain amenities that are not under active renovation may remain available during parts of the project. We will provide more detailed information about available amenities and any temporary service changes as renovation plans and phasing are finalized.
Renovation work of this scale will involve some level of construction noise and activity. The Hotel Unit Owner will take steps to limit construction noise where possible, including compliance with applicable City of Miami Beach noise ordinances. Some disruption is expected. We appreciate residents' patience and understanding during this process and will provide advance notice of particularly disruptive work wherever feasible.
The Hotel Unit Owner expects that Residential Unit Owners will maintain access to their Units throughout the renovation based on our construction approach. If specific phases of the renovation create temporary conditions that affect individual units, we will provide advance notice so that owners can make informed decisions about their living arrangements.
The Hotel Unit Owner is evaluating all aspects of the renovation's impact on the rental program. As part of this process, the Hotel Unit Owner is also taking the opportunity to update the Rental Program Agreement to reflect current standards in luxury hospitality. The goal is to ensure that the program remains competitive and continues to deliver strong value for participating owners. Proposed amendments will be shared with participating owners shortly. Owners who remain in the rental program will have the cost of upgrading their unit covered entirely by the Hotel Unit Owner at no expense to the owner. This is a significant benefit of continued participation. Owners who choose to opt into the program will also be given the opportunity to have their renovations covered by Hotel Unit Owner.
Owners who are not in the rental program will also be offered the opportunity to renovate their units and bring them up to the property's upgraded standards, at the owner's cost. Pricing details will be shared along with the renovation specifications. Additional details will be shared as the renovation plans progress.
The Hotel Unit Owner is committed to transparent and regular communication with Residential Unit Owners throughout the planning and construction process. This portal will serve as the primary channel for updates, and we will provide periodic progress reports as the renovation advances. Owners will receive advance notice before construction begins and before any significant changes to amenities or services take effect.
